Buyer RepresentationWhy Do I Need Representation?You want to work with an Agent who will be your advocate, meaning, that individual has your best interests in mind, not just making the sale. You want someone who knows the process, and can insure that you don't get taken advantage of. My goal is represent you, not the Seller, and I only work with Buyers who want me to represent them.What Does Buyer Agency Mean?Colorado State Law provides the Buyer the option of being represented in a real estate transaction, this is referred to as Buyer Agency. As a Buyer's Agent, I am allowed to disclose to you anything about the property, the residents, the neighborhood, etc. that you want to know about. If I can create an advantage for the Buyer by revealing certain information, that could save the Buyer money or save them from making a wrong decision. My job as your Buyer's Agent is to create an advantage for you in the transaction, by providing the good, bad and sometimes the ugly information about a property.Why Not Go Direct?Remember, the Agent who is helping the Seller, represents that Seller and will not give you any information that may be negative. The Seller's Agent will not be objective when questioned about the price, location, etc., that individual is bound by contract to get the best deal possible for the Seller. Also, if you speak with the Seller's Agent, you may give away how much you like the property, therefore, making it difficult to negotiate a better price. |
