Who Represents You?
In today's Real Estate Market, the Agency and how you have chosen to work with your Agent are very important topics. The days of a hand shake and a smile
are gone, and good riddance to them. The old way of selling Real Estate was only good for the Seller, because all of the parties to the contract were paid
by the Seller. All of the Agents in the transaction were either a Seller's Agent, or a Seller's Sub Agent. Simply put, the Buyer in the
transaction had no representation.
Today we have Buyer Agency and Transaction Brogerage.
Buyer Agency
In Buyer Agency the Agent you hire is actually representing your best interests because they are Your Buyer's Agent. That means that the Agent does not owe
any duties or have any responsibilities to the Seller, and they can negotiate without having to diclose any information about you to anyone, your Agent's allegiance is
strictly to you, the Buyer.
The other great thing about Colorado is that we have a status of Transaction Broker. That is an instance where the Agent does not represent anyone in the transaction,
but is actually hired to facilitate the transaction. Also a good thing.
