Buyer and Seller Agency
Who Represents You?

In today's Real Estate Market, the Agency and how you have chosen to work with your Agent are very important topics.  The days of a hand shake and a smile are gone, and good riddance to them.  The old way of selling Real Estate was only good for the Seller, because all of the parties to the contract were paid by the Seller.  All of the Agents in the transaction were either a Seller's Agent, or a Seller's Sub Agent.  Simply put, the Buyer in the transaction had no representation.

Today we have Buyer Agency and Transaction Brogerage.

Buyer Agency
In Buyer Agency the Agent you hire is actually representing your best interests because they are Your Buyer's Agent.  That means that the Agent does not owe any duties or have any responsibilities to the Seller, and they can negotiate without having to diclose any information about you to anyone, your Agent's allegiance is strictly to you, the Buyer.

The other great thing about Colorado is that we have a status of Transaction Broker.  That is an instance where the Agent does not represent anyone in the transaction, but is actually hired to facilitate the transaction.  Also a good thing.
Transaction Brokerage
Transaction Brokerage is a very useful tool when you purchase a home that the Broker has listed.  Simply put, the Agent you hire owes you the duty of fair and honest dealing.  This allows the Agent to gather all requested information about the home or the transaction at hand and disclose that information to you, the Buyer, in a timely manner.

My Goal
I prefer working as a Buyer's Agent whenever possible.  That gives me the freedom to work on your behalf without having to disclose any vital information.  In fact, I can't give any information out about a Buyer unless I am authorized to do so by the Buyer.  It also helps in negotiations, because you can give me the information I need to negotiate.  As an example, you may make a lower offer, and authorize me to negotiate a range of higher prices without consulting you.  Under the old system, I would have had to disclose you were willing to offer a higher price.
